4. Professionally screen the applicants’ rental history, employment verification, credit and criminal history.

5. Put the new tenants under contract and collect their fees/deposits.

6. Complete a move-in inspection condition report for the property.

7. Set up and maintain appropriate administrative files.

We are also available to manage your rental property on your behalf.

We will:

1. Collect the monthly rent.

2. Coordinate any necessary repairs or maintenance.

3. Process payment for repairs.

4. Disburse the monthly net income to you, the owner.

5. Coordinate any legal action (evictions, etc.) that may be required.

6. Regularly drive by the property for exterior inspections.

7. Conduct semi-annual inspections of the entire home, with full written report.

8. Coordinate lease extensions and evaluate rent increases annually.

9. Coordinate move-out inspections and process deposit refunds when tenants vacate.

10. Provide you with detailed financial reports for tax purposes.
